Use a fixed price house building contract. It sounds simple – but is one of the first things to get right.
It seems obvious – but it is a good strategy to ensure that amount you end up paying for your new building is what you budgeted for. This can be done – if you choose a builder who is up front and organized.
To make certain that your home ends up as you imagined – as well as being on budget – I recommend you get a colour consultant to go over and confirm ALL the details for everything that will be in your home. This also means that your builder is able to confidently give you that fixed price contract – because everything is decided and costed in advance.
Having everything decided in advance means that both you and your builder know what is going on at all times. Any changes are agreed in advance and there is no fuss or delay in the building process. You will also get a sense of peace once your decisions are all made – the stress is reduced and the enjoyment of watching your home appear in front of you is increased.

It does not mean you can’t change your mind – it just means that if you do change you will know exactly the price of the change.
